This can provide an <strong>extra source of income as \u201cthe house pays for itself\u201d.<\/strong> However, you need to calculate the <strong>rental yield<\/strong> before <strong>buying<\/strong> the property. Here\u2019s a rundown of everything you need to know if you&#8217;re looking to buy-to-let.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">How is rental yield calculated?<\/h2>\n\n\n\n<p>Buying a property entails a number of expenses that go beyond simply paying the asking price. Not only does the <strong>mortgage<\/strong> have to be paid, there are also <strong>taxes<\/strong> and notary fees, such as <strong>formalising the deed of sale<\/strong>. Buy-to-let is becoming an increasingly popular option.&nbsp;<\/p>\n\n\n\n<p>Broadly speaking, people who buy-to-let<strong> already own a property and are looking for extra income<\/strong>. What&#8217;s more, people also tend to think ahead and buy homes in <a href=\"https:\/\/aq-acentor.com\/promocion\/\">up-and-coming areas<\/a> or tourist spots, with the aim of moving there post-retirement.&nbsp;<\/p>\n\n\n\n<p>But for the business to be successful, the <strong>rental yield needs to be calculated<\/strong>. In other words, to be able to pay for the property (when a mortgage is taken out) and to be able to <strong>make a return on the investment<\/strong>. This yield is calculated not only to <strong>recoup<\/strong> the investment, but also to make some extra profit. How is rental yield calculated?<\/p>\n\n\n\n<p>Before buying a property, the <strong>rental yield of the apartment or property<\/strong> needs to be calculated. These calculations are not an exact science. The yield, <strong>expressed as a percentage<\/strong>, gives you <strong>an insight into the relationship between the purchase price<\/strong> and the amount obtained from <strong>renting it out<\/strong>. The straightforward formula is a benchmark measure used by the Bank of Spain:&nbsp;<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Yield = Rental income\/purchase price x 100.<\/li><\/ul>\n\n\n\n<p>In other words, the yield is the <strong>ratio between the rental income to the purchase price<\/strong>, multiplied by <strong>100<\/strong>. For example, a property that costs \u20ac120,000 and is rented at \u20ac370 per month has an annual yield of 3.7%.<\/p>\n\n\n\n<p>However, when it comes to<strong> knowing the real value of the operation<\/strong>, then the <strong>net rental<\/strong> <strong>yield <\/strong>needs to be calculated. To do this, the property-related costs that aren\u2019t included in the rent charged need to be taken into account. In other words, <strong>home insurance and taxes<\/strong>. To calculate this, add <strong>10%<\/strong> to the purchase price of the property (\u20ac120,000 euros), to cover the estimated annual expenses.&nbsp;<\/p>\n\n\n\n<div class=\"wp-block-image\"><figure class=\"aligncenter size-large is-resized\"><img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/storage.googleapis.com\/aqacentor-corporativewebs-pro--corporative-web--wp--pro--static\/1\/2023\/06\/image6.png\" alt=\"Calculate the rental yield percentage\" class=\"wp-image-238664\" width=\"812\" height=\"542\" srcset=\"https:\/\/aq-acentor.com\/wp-content\/uploads\/2023\/06\/image6.png 740w, https:\/\/aq-acentor.com\/wp-content\/uploads\/2023\/06\/image6-300x200.png 300w\" sizes=\"auto, (max-width: 812px) 100vw, 812px\" \/><\/figure><\/div>\n\n\n\n<h2 class=\"wp-block-heading\">What is a good rental yield?<\/h2>\n\n\n\n<p>Beyond mathematical formulas, you need to ascertain the rental yield by taking into account other <strong>factors<\/strong> such as a <strong>mortgage<\/strong>. A few important things are linked to this:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li><strong>Cashflow<\/strong>. The net amount over a set period of time left by the purchase of a property when rented out.&nbsp;<\/li><li><strong>ROI<\/strong>. This is the percentage that measures the<strong> return on investment<\/strong> over the course of a year.<\/li><li><strong>PER<\/strong>. These are the number of years it takes to pay for the property by renting it out.&nbsp;<\/li><\/ul>\n\n\n\n<p>How do you know if your property is worth renting out? You should take into account the <strong>quarterly data published by the Bank of Spain<\/strong> in this regard. The Bank of Spain takes into account the rental yield and the <strong>increase in the rental price or capital gains<\/strong>. So, in the last quarter of 2022, the yield stood at <strong>6.34%<\/strong>. This figure rose to <strong>6.5%<\/strong> in December. In figures, rental yield is said to have reached <strong>\u20ac11,329 in gross terms per year <\/strong>in the last quarter of 2022. So, it&#8217;s important to consider <strong>whether or not the property has a mortgage <\/strong>because, if it does, this reduces the yield. Similarly, the costs associated with the property (insurance, taxes) are also a <strong>determining <\/strong>factor when calculating a good yield.&nbsp;<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Where can you get the best rental yield?<\/h2>\n\n\n\n<p>With these figures in mind, you should also remember that, as well as the mortgage, another determining factor is <strong>where you rent a property<\/strong>. Buying and renting out a house in a <strong>holiday hotspot<\/strong>, that you can only make the most of during the high season, is different to renting in a city such as<strong> Madrid or Barcelona<\/strong>.<\/p>\n\n\n\n<p>Surprisingly, the big cities are where it\u2019s <strong>most difficult to make back the initial investment<\/strong> (Madrid, Barcelona, Valencia, San Sebastian). Although they\u2019re bustling cities, be aware that <strong>there\u2019s <\/strong><a href=\"https:\/\/aq-acentor.com\/promocion\/\"><strong>no shortage of properties on offer<\/strong><\/a>. This isn\u2019t the case in, for example, <strong>Lleida, Huelva, Murcia, Tenerife<\/strong> or coastal towns in <strong>Galicia<\/strong>.
